Pool opening, fob activation on target for May 25

Hard to believe with the recent cooler temperatures that our Pool is scheduled to open in less than three weeks! But when we do, Pool Manager Samantha Burns reports we should be at full staff! That means our fantastic facility will be open daily from noon to 8 p.m. through most of August!

Now would be a good time to locate your Pool security access fob so you have it ready on opening day. Keep in mind, your fob will only work if your annual dues have been paid (and no you can’t pay the same day and expect to get in, as it takes a few days to process.)

If you’re new to Eagle Nest since last September, please contact Board Vice President Jason Van Meter at jpvanmeter@sbcglobal.net to make arrangements to secure your fob. (Sorry, one fob per lot.) If you lost your fob, lot owners will need to pay a replacement/programming fee.

Note: If you leave your blue Republic garbage cart or boat or trailer out for all to see, be forewarned that your fob will not work until they are put away out of sight of the development and the Board has confirmed it, per our controlling documents.

Have you paid your annual dues? Don’t delay, late fees kick in June 1

A quick thank you to all those residents who paid their dues so far this year. Thanks to you, we are ahead of our normal pace for dues collections compared to previous dues cycles, which means we can stay on target with the year’s capital improvement plans, including finishing the Hague Road sign, repairing cracks in the sports courts and refreshing the landscaping at our entrances.

As previously communicated, progressive late fees begin June 1 through June 30. We know times are tight for some folks, so we’re happy to set up a payment plan, if needed. Simply email Bookkeeper/Admin Chris’e Van Meter at enpoa_sec@att.net and let us know what you can afford and when.

NOTE: If you choose to pay electronically via ACH, be aware that our QuickBooks accounting software charges a $25  convenience fee. That fee isn’t from Eagle Nest – it’s all QuickBooks. (Read the fine print before you hit that submit button, you’ll see.) The cheapest way to pay your dues? Drop your payment and dues form in the secure slot of our roadside mailbox outside the Clubhouse at 8075 Teel Way. No 73-cent stamp needed!

It’s home sales season – and Eagle Nest is a hot place to be!

Spring is a hot time for home sales – and Eagle Nest historically continues to be a highly sought-after place to be. We hate to see anyone leave our wonderful development, of course, but if you do, it’s nice to know our homes command top dollar. The neighborhood average for the 19 homes sold in 2024 was $344,000. Following are average home sale prices by street in 2024:

  • East 82nd St: $325,000
  • Goldfinch Circle: $275,000
  • Heron Court: $355,000
  • Sandpiper Court: $400,000
  • Tanager Lane: $300,400
  • Teel Way: $340,000
  • Warbler Way: $360,000
  • Shrike Court: $343,000
What drives such high prices? Think about why you moved into Eagle Nest: great location, large/mature lots, beautiful amenities and common grounds, close to schools, and great neighbors who take care of their properties. All that means Eagle Nest is a great place to be!

May 10 is deadline to declare candidacy for annual Board election

Want a say in neighborhood business and a key role in the future of our wonderful development? Run for our Board of Directors – three seats will be up for election at the June 19 Annual Meeting.

To submit your candidacy, email your name, contact information, lot number and a short paragraph (200 words or so) with your “platform” of neighborhood goals and what skills/experience you offer by May 10 to Board President Scott Thien at scottthien@comcast.net for posting on the blog and inclusion in the mailed ballots.

Starting May 5, 82nd St. east of Hague to close for 2 weeks

Starting Monday, May 5, Citizens Energy Group will be closing E. 82nd Street from Hague Road to Christiana Lane to the east in both directions for sewer work. The closure will last for about two weeks. Signs (see Citizens map below) will detour through-traffic from E. 82nd Street around the closure via E. 86th Street, by way of Hague and Sargent roads.

As a result, our neighborhood is sure to see an increase of cut-through traffic along Teel Way. Please use extra caution as you drive through our neighborhood, as many motorists may not be familiar with our development. As always, if you see something suspicious or reckless drivers, capture a license plate and call 911 immediately.


Planning a lot improvement? Submit your plan for approval

Now that the nice weather is here, more homeowners are eager to make lot improvements like building fences and sheds, repaving driveways, painting, replacing decks, etc. A reminder that all exterior projects need to be approved by the Board. Requests are rarely declined; we just want to ensure all projects fit with the neighborhood’s aesthetics. Check the Eagle Nest blog for guidance on how to submit an improvement request and what’s required.
