Sometimes the small things can make a big difference – like submitting your Eagle Nest proxy to update our neighborhood covenants. That’s what lot owners Annette Donegan (Lot 034) of Sandpiper Court, Aaron Lopez (Lot 207) of Tanager Lane, and Jerry Larson (Lot 319) of Shrike Court did, and each was randomly selected to win a $25 Visa gift card just for turning in their ballot. We can’t say how they voted, but we’re thankful they took two seconds to make their voice heard! As you probably know, the Board is seeking to protect our property values by banning short-term rentals, and maintaining our community aesthetics by clarifying rules on parking and garbage. Thanks to everyone who turned out for our inaugural Eagle Nest Pickleball Tournament last weekend! We had 10 players, five teams and a lot of fun on our newly resurfaced and repaired sports courts! New resident Rob McMurray and his mom took first place after four games. High fives to residents Dave Ouse, Guy Harper, Lynn Hill, Vicki Dine and Chuck Mayfield, and their guests for a competitive yet fun Saturday afternoon. And there's more Pickleball action ahead. By now you may have seen postings or heard discussion about the Board’s proposed updates to our 50-year-old neighborhood Declarations, the shared guidance on rentals, parking and other concerns in Eagle Nest. In July, neighborhood volunteers distributed a packet with the information to all 419 homes in our development, and hundreds of reminder emails have gone out with the existing Declarations for comparison . The September Board meeting was one of the most heavily attended in recent years, with residents raising detailed questions about rental restrictions, transparency, and long‑term infrastructure needs. Residents spent more than 45 minutes discussing proposed covenant updates, particularly the section aimed at limiting rentals, including Airbnbs and other short-term rentals. Several residents expressed concern that the draft language felt “too restrictive,” especially regarding: Whether land‑contract sales would be allowed Whether family members (such as aging parents or adult children with special needs) could live in a home not titled in their name How exceptions would be handled Board members emphasized that the language was drafted by a national HOA law firm and reflects “best practices,” but acknowledged that some scenarios, especially family‑care situations, require clarification. Summer is winding down, but the competition will be heating up on our sports courts this month! Join us at noon Saturday, Sept. 19, for our inaugural Eagle Nest Pickleball Tournament at our beautifully refurbished sports courts! Organized by longtime Tanager Lane resident Chuck Mayfield and sponsored by the Board of Directors, our first tournament is free and open to all skill levels, and residents are welcome to bring non-neighborhood players to join the fun. It’s a chance to show what a gem our neighborhood is, and how our residents embody the word community! Extensive court repairs It’s also a great way to unveil our newly refurbished sports courts, a three-month project led by Clubhouse Manager Kelly Dentler in the east end of our Clubhouse grounds. Our contractor ground out and refilled multiple deep cracks, smoothed out the playing surface, and sealed and repainted both courts with striping for tennis and pickleball, the first extensive repairs in eight years. It was a good run, but unfortunately our Pool is closed for the season. Despite multiple scrubbings with our robot cleaner and heavy chemical treatments, the water quality and clarity of our Pool have not improved enough for safe swimming. We know this is disappointing, and we apologize for the inconvenience, but our aging pump mechanicals simply never fully recovered from last month's storms. As previously mentioned, we were open 93 out of 107 scheduled days, which was a pretty good run, considering the age of our facility and that many pools close after school starts. Nearby Sahm Park Pool, one of the city's largest facilities, didn't even open this year due to lack of staff, so we're extremely lucky and thankful for our Pool team. Due to poor water clarity, our Pool will be closed today, Thursday, Sept. 3, and Friday, Sept. 4, as the Board considers options and next steps, if any. If we can't find a timely, cost-effective solution to improve the water safety, the facility will close for the season. But that hasn't happened yet. There’s a lot going on in Eagle Nest: new street paving, successful Crime Watch and neighborhood social events, a complete refurbishment of our tennis courts, another busy pool season wrapping up, and important work underway to update our covenants. So we want to make sure neighbors have accurate information. We’ve seen a social media rumor that the Board is considering hiring an outside management company. That is not the case. The Board is not pursuing outside management. We believe it would add unnecessary expense at a time when we have strong volunteer support and are working hard to keep costs under control. We have been a resident-operated homeowner association for more than 50 years, and we have no intention of changing that. We are managing some staff transitions and will soon post an opening for a bookkeeper to succeed a valued long-time colleague who has decided to step away. UPDATE Aug. 19: The Pool is open daily, 4 p.m. to 8 p.m. Monday through Friday, noon to 8 p.m. Saturday and Sunday until Labor Day. ........................ Boo, Part II. Due to the overwhelming amount of untreated rainwater and associated storm debris that has been dumped in our Pool, our facility is closed until Tuesday afternoon. Our filtration and chemical system simply can’t keep up with the week’s wicked weather, which has taken a heavy toll on our water quality and clarity. But, as many know, we got off easy compared to many flood-stricken parts of the city and across the state. Safety is our number one concern, of course, so our team is working hard to restore normal operations as quickly as possible. Part of that work involves adding and adjusting chemical levels in the water, and that takes time to stabilize, given the size of our pool. The baby pool? Eagle Nest residents, Due to a scheduling conflict for one of our volunteer Board members, the August Board meeting has been moved to 6:30 p.m. Monday, Aug. 17, instead of the previously declared date of Thursday, Aug. 27. This posting fulfills the required of a 48-hour notice. According to the Eagle Nest Bylaws, Section 6: “Regular meetings of the Board of Directors shall be held at such regular intervals, without notice, at such place and hour as may be determined from time to time by resolution of the Board of Directors. If a regular meeting of the Board is to be held on a date other than a regularly scheduled meeting date previously set by the Board, then notice of the meeting must be provided to each director at least forty-eight (48) hours prior to the meeting.” (We think that should include residents, too.) Due to Tuesday's damaging severe weather, the Pool will be closed Wednesday and Thursday, Aug. 12-13, so our team can continue cleanup and prepare for reopening on Friday -- weather permitting. But there are no promises on that. Here's why: Tuesday's heavy rain and wind dumped a lot of storm debris and related contaminants into the water. That, combined with our already aging and strained filtration system, threw off our chemical balance, compromising water quality and clarity. As you know, our pool is one of the largest privately owned facilities on the Northeastside, so it takes time to get things squared away.  We want to ensure things are in good order before opening, too, so even if the sun peeks out Wednesday or Thursday, we need to wait for our  chemicals to circulate and level up.
