Our two-story Clubhouse has rear access to our pool, side playground and ample parking. Tennis and basketball courts are at the rear parking lot. Amenities:
  • Upstairs has a full kitchen with stove, full-size refrigerator, 60-cup coffee urn, 12-cup coffee maker, double sink and spacious countertop space. The great room has three couches, several sitting chairs, separate wooden dance floor area, bathroom, large coat closet in entry and deck off the rear for pool access. Folding tables and chairs can seat up to 80 people.
  • Number of tables and dimensions: five 48" round tables; six 5-foot by 5-foot card tables; six 6-foot-long rectangle tables (2 1/2 feet wide); and five 8-foot-long rectangle tables (2 1/2 feet wide).
  • Downstairs has a great room, with foos-ball and ping-pong tables.

RULES AND REGULATIONS FOR CLUBHOUSE RENTAL
(Note: Failure to abide by our rules could result in loss of security deposit.)

1 ) The homeowner must be present at the rental. Use of the Eagle Nest Clubhouse and Pool is restricted to Eagle Nest homeowners, their families and designated guests. Failure of the homeowner to be present at all times during a rental event will result in loss of security deposit. The facilities must be reserved by a homeowner who is a member in good standing. No group activities will be allowed unless sponsored by a member. No commercial endeavors are permitted. 

2 ) The homeowner assumes all liability for any damage or theft that may occur to the Clubhouse or grounds, including the Pool and Playground. The homeowner will be responsible for any such actions caused by themselves, their families or their guests. An acceptance of liability must be signed at the time of reservation for use of the Clubhouse and/or Pool facilities. The final cleanup of the Clubhouse and/or Pool area is the responsibility of the renting homeowner. 

3 ) A $200 damage and cleaning deposit must be submitted at the time of the rental. The deposit will be shredded (or returned if prior arrangements are made) 
if the Clubhouse and/or Pool area and all surrounding grounds, including the entire parking lot, have been properly cleaned and no damage to the facility has been sustained. Only checks signed by the homeowner will be accepted.

4 ) Clubhouse rental fees are based on number of guests and time of year. 
Beginning the Wednesday before Thanksgiving until January 3, the Clubhouse-only rental rate is $175 per day. Outside that period, the rates are as follow:

- Monday-Friday, rental is $100 per day.
- Saturday-Sunday: $150 per day.
- Any government recognized federal holiday: $175

For an additional fee, the Pool can be included in Clubhouse rentals:
  • Clubhouse only: 1 to 75 guests, $150; 76 to 125 guests, $175.
  • Pool only: 1 to 75 guests, $100; 76 to 125 guests, $150.
  • Clubhouse and Pool: 1 to 75 guests, $200; 76 to 125 guests, $250. Both rental tiers require additional lifeguard fees of $12 per hour per lifeguard.
5 ) No Clubhouse furnishings are allowed outside the building. No Pool furniture is allowed outside the pool deck fence.

6 ) Alcoholic beverages are permitted in the Clubhouse, however, no cash bars are allowed unless a liquor license is held. Consumption of alcoholic beverages by minors on or about the Clubhouse grounds is illegal and prohibited.

7 ) No live music outside. All persons using the Clubhouse and pool facilities should give consideration to surrounding Eagle Nest residents. Radios, stereos, etc., must kept at a low volume.

8 ) A security guard must be retained for all private parties with more than 75 guests. The homeowner is responsible for the guard fee. Proof of security shall be given to the Clubhouse Manager with completed rental agreement.

9 ) Clubhouse rental hours are 8 a.m. to 1 a.m. 

10 ) Pool hours for private parties are restricted to 8 p.m. to 11 p.m. Sunday through Thursday, and 8 p.m. to midnight Friday and Saturday. An Eagle Nest lifeguard must be hired by the homeowner for any pool party. The lifeguard fee of $12 per hour is the responsibility of the homeowner. Contact Pool Manager Samantha Burns at

11 ) No glass containers are allowed in or around the Pool area. Food and drinks are permitted only in the enclosed patio area, per the State Board of Health.
 
12 ) All swimmers must wear appropriate swimwear. Wet swimwear is not permitted in the clubhouse except in the restrooms.

13 ) All persons using the Pool and surrounding area do so at their own risk. Activities considered dangerous by the lifeguard will be prohibited. Failure to comply to lifeguard instructions can be cause for ejection.

14 ) Fire extinguishers are for emergency use only. They are placed in strategic locations in the Clubhouse. Please use caution and common sense when operating.

15 ) The Eagle Nest Property Owners Association is not responsible for any loss, theft or damage of personal property.

16 ) The Clubhouse must be secured at the end of a rental:
  • lock upper level, including main floor, patio and exit doors;
  • lock lower level, including exterior restroom doors;
  • turn off all interior lights.
17 ) Keys must be returned to the Clubhouse Manager by 8 a.m. the day after your function.

18 ) The Board reserves the right to refuse rental.
